Option 2!
Besides the larger, and more versatile space, as I understand it, two front doors may be opened to bring in large props (IE: cars, trucks).
I don't make it to PDX on a regular basis, so if you can fit in an occasional use photographer, who is willing to pay studio rent fees, that will help immensely!
